On June 6, 2007, Sudler Managers participated in a tour of many of our managed properties. BOB GRAF CELEBRATES HIS 25TH YEAR AT SUDLER

On December 4, 2006, the Senior Management Staff held a celebratory luncheon in honor of Bob Graf’s 25th anniversary with the firm. Bob and his wife Renee have become friends to all of us at Sudler and we hope that the next party in Bob’s honor will be when he retires at age 65 (he has a few years to go). Bob was given a beautiful Movado watch and a one-week all expense paid trip (with Renee) to Puerto Vallarta.

SUDLER SAVES CLIENTS THOUSANDS OF DOLLARS/ELECTRICITY PROGRAM

In December 2006, Sudler Property Management instituted a Master Electricity Program that is saving Sudler managed properties several thousands of dollars. A 500 unit Sudler managed property will save approximately $130,000 over the next 17 months as a participant in the Program. We are proud to have partnered with Constellation NewEnergy, a well known established source for alternative energy. ComEd has announced significant increases beginning in 2007 and the Sudler/Constellation Program will benefit our valued clients and significantly offset the ComEd increase.

NEW E-MAIL DELIVERY FOR SUDLER CORPORATE STAFF AND BUILDING MANAGERS

All corporate employees now have access to Sudler e-mail from anywhere in the world. Outlook Exchange, a web-based e-mail program, has been installed on all of our computers. Our employees may now keep up with all e-mail from any location and have immediate access to all e-mail files. The installation of this new software also allows for immediate remote repair/service in the event of any computer/e-mail problem.

SUDLER PROPERTY MANAGEMENT NAMED MANAGING AGENT AT 1160 S. MICHIGAN AVENUE (THE COLUMBIAN)

The newest prized condominium on Michigan Avenue, The Columbian, has retained Sudler as its managing agent. Standing 48 stories tall and comprised of 220 condominiums, The Columbian will open its doors in early summer, 2007. When completed, The Columbian will be the tallest “hand-set” masonry building in Chicago.

36 brand new PC’s, 2 new servers and upgraded software were recently purchased and installed at the Sudler Corporate Office on Michigan Avenue. In addition, our SudlerConnect, a virtual office! campaign was rolled out to all of the Sudler Employees…….at site offices and headquarters. SudlerConnect, a virtual office! enables immediate web-based products and vendor support for our property managers.

SUDLER ONCE AGAIN NOMINATED FOR MANAGEMENT COMPANY OF THE YEAR

The Institute of Real Estate Management named Sudler Property Management the 2006 Management Company of the Year. We are extremely proud to have been nominated to receive the 2007 Management Company of the Year Award. This is attributed to the dedicated professionals that work within our organization. The IREM Premier Awards will be presented on February 23, 2007 at the Sheraton Hotel at the IREM Awards Banquet.

SUDLER PARTNERS WITH DEVRY UNIVERSITY

Sudler Property Management has been invited to participate in the DeVry Internship Program. This is a 15 week course, which includes a 12 week, approximately 10 hours per week, learning internship at the Sudler office. DeVry interning students will be provided with valuable real-world on-job-site training and business skill building experiences that will allow them to understand and apply the specific skills they require to effectively and viably compete for employment opportunities in today's challanging and competitive job market. We all look forward to this value-added partnership with DeVry. The program begins in early November.

SUDLER PROPERTY MANAGEMENT NAMED MANAGING AGENT AT 6101 N. SHERIDAN RD. (PARK EDGEWATER)

The "Managed by Sudler Property Management" sign now posted on the front door of this vintage 103 unit condominium. Marisol Guerrero has been named (part-time) Property Manager. Marisol will work under the supervison of Sudler's Vice President, Felix Bucinell.

NEW HIRES AND STAFF CHANGES

Christopher Legrand has been retained as the Assistant Manager at 680 Lake Shore Drive. Chris joins the Sudler family having spent the past 13 years in senior administrative and customer service capacities at the Council for Jewish Elderly in Evanston, Illinois. Ann Hoffman has been named Assistant Manager at 800 N. Michigan, replacing Shaun Wiley, who has opted to resume her career in the advertising industry. Latasha McGlaston has joined the Sudler accounting team as a Junior Accountant.

SUDLER MANAGERS EARN CERTIFICATION

Sudler's President, Steven P. Levy has proudly announced that Janice Gladney and Elizabeth Birnkrant have earned the Certified Manager of Community Associations (CMCA) designation. In addition, Sandy Fiori and John Murden have earned the Association Management Specialist (AMS) designation.

SUDLER PROPERTY MANAGEMENT INTRODUCES NEW TECHNOLOGY AND SudlerConnect, a Virtual Office!

Development has begun on the new SudlerConnect, a virtual office! This technological advancement will accommodate and update document storage, corporate data sheets, building contracts, files and an array of other items that will begin the process of making the Sudler corporate office and Sudler managed buildings less reliant on physical paperwork. It will also assure continuity should a manager leave a particular property as well as provide an enhanced safeguard system for valuable information and documents. Rollout is expected in November. This is part of Sudler's ongoing goal of using current technology to enhance property management.

RIVER EAST CONDOMINUM SIGNS ON WITH SUDLER

Sudler Property Management is proud to have been awarded the consulting contract for The Residences at River East Center located at 512 N. McClurg Court in Streeterville. This 58 story condominium is located between Michigan Ave. and Navy Pier and consists of over 620 condominium units. Sudler Senior Vice President, Margaret Shamberger currently provides consulting services for this Association.

PETERSON LOFTS RENEWS WITH SUDLER FOR THE NINTH YEAR

Sudler Property Management recently celebrated its eight year anniversary managing Peterson Lofts, a 49 unit loft condominium, is located at 523 S. Plymouth Court. In August, the Association’s Board of Directors renewed the Sudler Management Agreement.

SUDLER ANNOUNCES NEW HIRES

Michael Weidman joins Sudler Property Management in late August as the Assistant Property Manager for the 100 E. Huron Condominium Association. Michael brings better than 10 years experience in customer service and facilities management to the Sudler team. Ted Haralson has been hired to be the new Property Manager at 540 Lake Shore Drive, a 150 unit loft condominium association. Ted started at 540 on August 14, 2006, after being a multi-site property manager for a smaller community association management firm for the past year. Ted comes to Sudler with over nine years of previous property management experience. Sarah Stephenson has been hired as the new Assistant Property Manager at Shoreline Park Condominium Association, a 570 unit association located at 4920 - 4980 North Marine Drive.

PINNACLE CONDOMINIUM RENEWS THE SUDLER CONTRACT FOR AN ADDITIONAL TWO YEARS

The Board of Directors of The Pinnacle Condominium Association in August voted to accept a new two year Management Agreement with Sudler to continue managing their 213 unit association. Sudler was originally retained by the developer of The Pinnacle, and has managed the Association since the first units closed in November, 2004.

SUDLER NAMES NEW MANAGER AT SOUTH COMMONS

Szymon Kolodziej has been hired as the new Property Manager for South Commons Phase 1 Condominium Association, a 679 unit complex comprised of high and mid-rise buildings in the South Loop area. He will work under the supervision of Senior Vice President, Margaret Shamberger.

ACCOUNTING DEPARTMENT TRANSITION

Lorraine Starks, a sixteen year veteran of Sudler’s Accounting Division has chosen to operate a family business. She was a loyal and much appreciated co-worker and we will miss her. Nancy Rockwell has joined the Sudler Accounting Department as a Junior Accountant. Nancy has had several years experience in the Real Estate Industry in both Accounts Receivable and Accounts Payable.

530 LAKE SHORE DRIVE RENEWS MANAGEMENT AGREEMENT WITH SUDLER

The Board of Directors of the 530 Lake Shore Drive Condominium Association voted to accept a new Management Agreement with Sudler to continue managing their 188 unit association. Sudler Property Management was originally hired by developer, and this is the second contract renewal since the unit owners gained control of their association.

SUDLER CELEBRATES ITS 25TH YEAR MANAGING 2626 N. LAKEVIEW WITH A CONTRACT RENEWAL

Sudler Property Management was awarded a new three year contract at 2626 N. Lakeview, a 491 luxury condominium. Celebrating our 25th year anniversary this year managing the property, we are proud and honored to continue managing what we consider to be one of the most healthy condominium associations in Chicago.

SUDLER HOSTS DIVERSITY TRAINING SEMINAR FOR CORPORATE EMPLOYEES

On June 1, 2006, all Sudler Corporate employees attended a Diversity Training Seminar proctored by three well-known and respected attorneys from the Law Firm of Arnstein & Lehr. David Sugar, Paul Starkman and Jenifer Caracciolo conducted the 2-hour seminar and we appreciate their hard work and gratuitous time that they spent with us. Sudler Property Management maintains a zero tolerance level for discrimination or harassment of any kind in the workplace.

NEW HIRES

Kate Brindise has been hired as the Property Manager for 530 N. Lake Shore Drive, a 198 unit luxury condominium. Kate is a Certified Manager and has earned the CMCA designation. Previously, Kate was employed by Community Specialists.

Fred Blumenthal has joined Sudler Property Management and has been retained as the Property Manager at Sheridan Point, located at 6325 N. Sheridan Road. Fred, a former Board Member at a Sudler managed property has significant managerial and entrepreneurial experience and is a welcome addition to our Sudler family.

HANCOCK SIGNS NEW 5-YEAR CONTRACT WITH SUDLER PROPERTY MANAGEMENT

On April 17, 2006, 175 East Delaware Place (Hancock) executed to a new five (5) year Management Agreement with Sudler Property Management. Sudler has managed the Residences at the John Hancock Center since the building was built in 1969. This Chicago landmark was first built as a 703 unit apartment building and was converted to condominiums in 1973. Allen Cain, a Sudler Vice president, has been the site-manager since 1998.

Effective April 1, 2006, Jim Smith was promoted to Vice President and Facilities Manager.

NEW CERTIFIED MANAGERS (CMCA's)

Sudler Property Management is proud to annouce that four existing property managers have recently earned the Certified Manager of Community Associations (CMCA) designation. Congratulations go out to Arian Manalo, Pawel Mierzwa, Gayle Lang and Lisa Volpe. With the additions of these fine hard-working CMCA's, Sudler now employs over 65 profesionally designated managers and has more certified managers than any other residential property management firm in Illinois.

SUDLER PROPERTY MANAGEMENT NAMED MANAGING AGENT FOR 525 W. HAWTHORNE PLACE CONDOMINIUM

Sudler Property Managment became the managing agent at 525 W. Hawthorne Place Condominium effective March 1, 2006. This new property consists of residential condominiums and is located in Lakeview. Julianne Jackson has been retained to manage the property under the supervision of Sudler Vice President Felix Bucinelli.

SUDLER PROPERTY MANAGEMENT NAMED MANAGEMENT COMPANY OF THE YEAR

The Institute of Real Estate Management has named Sudler Property Management the 2006 MANAGEMENT COMPANY OF THE YEAR. The award was presented at the Institute's annual "Best of the Best" Awards Gala held on February 24 at the Sheraton Chicago Hotel.

Accepting the award on behalf of the 130 corporate employees and 2,000 building employees, Sudler's president, Steven P. Levy, attributed the success of his company to the dedication, commitment, and the company's "forward thinking" philosophy. "Our technology, training and mentoring programs, client cost-saving programs and attention to detail are all factors in our 80-year success story," Levy stated.

In an industry plagued with high employee turnover, Levy noted with special pride that Sudler's corporate and building employee turnover is less than 2%. "Sudler Property Management is a company where people want to work. We share our success with our employees and there is nobody on earth that is more proud of our Sudler family of employees than I am."

Levy added that the dedication of every Sudler employee had contributed to the performance which earned his firm the prestigious award as "2006 Property Management Company of the Year."

SUDLER PROPERTY MANAGEMENT RETAINED AS MANAGING AGENT AT SHERIDAN POINT CONDOMINIUM – 6325 N. SHERIDAN ROAD

On February 1, 2006, Sudler Property Management was retained to manage Sheridan Point Condominium, located at 6325 N. Sheridan Road. Sheridan Point is a 136 unit condominium. Mario Conde has been named Property Manager.

SUDLER PROPERTY MANAGEMENT NAMED MANAGING AGENT AT 680 N. LAKE SHORE DRIVE

Sudler Property Management announced that the firm has been named managing agent for the exclusive condominium associations located at 680 N. Lake Shore Drive. Combined, the Lake, Tower and South Associations consist of 415 up-scale condominium units. Additional responsibilities include managing the on-site garage facility. Perceived as the "Crown Jewel" of Streeterville, 680 N. Lake Shore Drive is one of Chicago's most envied addresses. Sharon McAndrews has been named Property Manager and Ann Hoffman is the Assistant Property Manager.

SUDLER PROPERTY MANAGEMENT NAMED AGENT FOR TWO CHOICE DOWNTOWN PROPERTIES

Sudler Property Management named managing agent for the new tower known as The Lancaster, located at 201 N. West Shore Drive and the City Centre Condominium located at 208 W. Washington. The Lancaster is a new 208 unit luxury high-rise and sits on one of the most sought after locations in the city. City Centre is a luxury high-rise and consists of 214 condominium units. Kari Gilles has been named Property Manager at The Lancaster and Rob Milne has been retained as the Property Manager at City Centre.

The Lakeside on the Park Condominium Association has retained Sudler Property Management as it’s managing agent. Lakeside on the Park is a 168 unit property and is located at 1250 S. Indiana. Cornelia Alojado has been named Property Manager.
